Application process for Purchases and/or Rentals
This is the Resident Application Process for Occupancy of any unit for Lease or Purchase at 208 Meridian Ave, Miami Beach FL 33139.
1)Applicant(s) to pay an application fee of $150.00 to 208 Meridian Condominium, Inc. - this fee is per applicant.
2)Applicant(s) to provide their full name (first, middle and last) along with a current email address to the Association.
3)Once the application fee(s) have been received by the Association, the Association will enter the applicant(s) full name and current email address into the rental app website and a link will automatically be sent to the applicant(s) email.
4)Applicant(s) will fill out all required information and a report will be generated - a copy will be sent to the applicant(s) and the Association for review. Association Board has up to 30 days to complete a full review process for a Lease and/or Purchase application.
5)Prior to approval or disapproval the Association reserves the right to request further information and/or documentation from the applicant(s) if determined necessary.
6)Prior to approval or disapproval the Association reserves the right to request applicant(s) review, agree and sign a Lease/Purchase Addendum that requires the applicant(s) to abide by all building By-Laws and Rules and Regulations. Which include but are not limited to the following; No Pets of any kind, no persons under the age of 18 and no more than 2 persons living in each apartment, no smoking (medicinal or not) inside the unit(s) or within 150 ft of the exterior of the building.
7)Association Board reserves the right to Accept or Deny any applicant(s) for any reason deemed fit as per the information discovered on the reports provided by the retained company.
8)Upon approval, applicant(s) are required to submit a deposit in the amount of $500.00 to the Association; 208 Meridian Condominium, Inc., this deposit will be held for the duration of the lease and upon any future renewal approval(s). This deposit covers any damage to the building exterior, walkways, stairs, railings or gates etc.. during move-in, length of stay and move-out. If any damage occurs it will be repaired out of these funds, if repairs are more than the deposit the applicant(s) will be required to pay the difference and replenish the $500.00 deposit in order to maintain the deposit amount during the length of stay. Upon move-out, the Association has up to 45 days to return any unused portion of the deposit.
9)Applicant(s) are not allowed to move in to any unit until the Association Board has completed a dated approval accompanied by a Certificate of Occupancy for the Tenant(s) and an Estoppel for Buyer(s).
10)Tenant and/or Buyer to give Move-in and/or Move-out notice to the Association at a min of 3 days prior to actual Move-in and/or Move-out date. This date must be during the week days of Monday-Friday, from 9am-5pm - No moving in or out on Saturday or Sunday. All walkways, stairs and rear gate entry/exits to remain clear and usable at all times during move-in and move-out.
11)Moving vehicles; trucks or trailers must fit in the assigned parking space and not blocking any city side-walk nor building walkway or rear gates. Moving vehicles; trucks or trailers allowed for a maximum of 48hrs during the weekdays of Monday thru Friday, no Saturdays or Sundays.
12)Residential Application Policy and Procedure form must be signed by applicant(s) and owner(s) and submitted to the Association Board along with; application fee, copy of lease agreement, addendums, copy of drivers license and any other pertinent or required documentation.

14)Approved Utility companies: Electric - FPL, Cable/WiFi/Phone - Breezeline (fka Atlantic Broadband). Trash, Water/Sewer included in owners monthly maintenance fees. NO DISH/DIRECT TV SATELLITE INSTALLS ALLOWED on or around the exterior of the building.
15)1 Key to trash dumpster and 1 Key to rear gates will be provided by owner of unit to either renter or buyer. There is a $100.00 per key replacement fee if lost or misplaced paid by owner of unit to the Association.
